What We Do
Streamline Interior Design Solutions specializes in the creation of non-structural, non-seismic interior construction documents and specifications for commercial tenant improvements and residential remodels. We offer a variety of services to accommodate the needs of tenants, property owners, property managers and general contractors in Orange and Riverside Counties. Each client receives individualized attention, and proactive measures are taken from project inception to completion in order to reduce potential issues that commonly arise during the bidding, plan check and construction phases of a project. Each project is assigned to a designer who is highly skilled in code application and whose aim is to provide complete, buildable sets of construction drawings minimizing the occurrence of plan check corrections and construction change orders. My Background
Hi there! My name is Janel Rodriguez and I am the lead designer and founder of Streamline Interior Design Solutions. I am a Certified Commercial Interior Designer (#6834 California Council for Interior Design Certification) and have over 16 years of experience in the design build niche of the interior design industry.
As a small business owner, I value each of my client's time and their vision for their project. Successful projects are accomplished through collaboration and clear and concise communication. As your designer, I strive to provide you with high quality design solutions while maintaining a budget and schedule focused project approach.
Core Competencies
- Programming: Creation of AutoCAD files, test fits, disabled accessibility review and field verification/measurements.
- Schematic Design: Conceptual space plans, preliminary occupancy calculations, egress requirements review, plumbing fixture requirements review
- Design Development: Preliminary engineering coordination, preliminary pricing plans, value engineering solutions, fixture specifications and finish selections
- Contract Documentation: Construction drawings for submittal to governing jurisdictions, coordination with engineering disciplines, plan check submittal, and bidding coordination with general contractor(s)
- Contract Administration: RFI response, attendance of construction meetings and review of shop drawings, equipment submittals and finish submittals.
- Capital Improvement Services: Disabled access path of travel upgrades, exterior finish enhancements and interior common area lobby, corridor, and restroom improvements.
- Property Management Services: Marketing brochures, suite subdivision layouts, square footage calculations, and speculative tenant conceptual layouts
- Other Services: Conditional use permit and processing, construction plans for projects not requiring a permit (finish work as defined by 2022 CBC) and demolition plans for city submittal.
